Q. Do we have to build our home in specific communities or use specific floor plans?
A. Absolutely not! SEMCO allows you to select your floor plan, home site and community. We'll build the home you choose where you choose to have it built. SEMCO Homes provides architechtural support to design your home to your specifications, therefore, whether the design for your home is in your mind, on a napkin, from another house or in a plan of books, we can build it for you just like you want it. SEMCO Homes is an inventory and also a custom builder who listens to your ideas and is dedicated to making the home you choose uniquely yours.
Q. What type of foundation system does SEMCO use?
A. SEMCO constructs only the best foundations engineered to meet the demands of the Oklahoma soils. Depending upon the community, we either utilize a full-perimeter stem wall system or a pier and grade beam system. With 3,000 to 3500 psi steel-reinforced concrete, our foundations provides superior strength and are backed by a 10-year structural warranty!
Q. Are SEMCO homes energy efficient?
A. Yes! We include several energy-saving features in every SEMCO Home! 13-SERE Central Heat and Air Systems with digital thermostats, R-15 Bibbed and Blown Insulation in exterior walls (R-18 total with sheathing and brick factored in) plus quality thermal-brake vinyl windows (Low "E" in some neighborhoods) all contribute to your comfort and energy savings.
Q. What's the difference between an inventory home and a custom home?
A. Essentially, there is no difference in that our construction methods, quality standards and warranty coverage are identical. Our standard features lists for each series of homes detail the included amenities. The only variable depends upon the stage of construction the home is in as to what changes and custom options you can add. Obviously, with a "from the ground up" custom home, the sky's the limit on features, amenities and design.
Q. Can I pick my colors?
A. Yes! Depending upon the stage of construction, SEMCO Buyers have full no-cost access to our professional Design Consultant for customizing the look of their new home. Of course, on a custom home, Buyers can determine the room arrangement and exterior characteristics too.
Q. I've been working with a REALTOR® can I bring them to assist in my new home purchase?
A. Absolutely! We LOVE REALTORS® and welcome them to sell our homes. All our inventory homes, whether on the local REALTOR® Multiple Listing System (MLS) or not, are available for REALTOR® involvement with SEMCO paying a commission. We also welcome REALTOR® involvement in the custom home-building process.
Q. Do I need a "construction loan" to purchase a home that is not finished yet?
A. No! SEMCO's financial strength allows us to finance all construction costs. Our Buyers get mortgage financing at closing as they would with an "existing" home. Prior to that, the only out-of-pocket costs are a modest earnest money deposit and pre-payment of certain non-standard custom options. However, if you want to have the construction loan in your name, we'll gladly acommodate you.
